Griffith is Growing – We Need More Homes
Griffith is expanding, and demand for housing is rising. Right now, there is enough zoned and planned land for more than 2,560 new homes, including over 1,700 lots in growth areas like Collina, Hanwood, Lake Wyangan and Yenda. These lots can be used for single homes or multiple dwellings. There is also room for higher-density housing near the CBD. But building isn’t keeping up with demand. Construction delays, high costs, infrastructure gaps and slow state planning processes are limiting supply. This shortage is pushing up prices and rents, making it harder for renters, essential workers and low-income households to find affordable homes. Businesses are also affected because workers struggle to find accommodation. There’s a mismatch between what’s available and what people need. Smaller households, older residents and first-home buyers often can’t find options beyond large houses. This lack of choice reduces affordability and limits opportunities to downsize or age in place.

Affordability is a major challenge. Low vacancy rates and rising prices are putting more households under stress. Demand for social and affordable housing is growing, and homelessness is becoming more visible. Young people and key workers are being priced out of the market.

What the Housing Strategy Will Do
The Griffith Local Housing Strategy 2025 focuses on four priorities:
1. Increase supply and affordability – Unlock land, reduce barriers and support medium-density and lower-cost housing.
2. Expand housing choices – Encourage options like dual occupancies, apartments, granny flats, tiny homes and manufactured homes.
3. Support housing for workers – Provide flexible and affordable accommodation for seasonal and essential workers.
4. Promote well-located, well-designed housing – Focus growth in planned areas and ensure housing is sustainable and suited to Griffith’s character.
